When You're Selling and Buying A House

For homeowners who are both selling a house and purchasing another house we offer our Zero Dollar Listing Program.

When you close on the purchase of another house within 7 days of selling your current house we charge a $0 seller agent commission on the sale of your house.

Or you can take your time and close on the purchase of another house more than 7 days after selling your current house. We will charge a $2,500 seller agent commission when you sell your house that is fully refunded to you when you purchase another house.

The commission refund option is good for 2 years from the sale of your current house.

The seller agent commission is separate from the buyer agent commission. We recommend providing a 3% commission to the buyer's agent.

A Zero Dollar Listings agent must represent you on the purchase of another house to qualify for the Zero Dollar Listings program.

When You're Selling A House Only

For homeowners who are selling a house only we charge a $2,500 flat-fee commission to sell your house.

Same great listing service as our Zero Dollar Listings program at a super-low flat fee.

The flat-fee commission is separate from the buyer agent commission. We recommend providing a 3% commission to the buyer's agent.

If you decide to purchase a house within 2 years of selling and you are represented by a Zero Dollar Listings agent for the purchase, we will rebate the $2,500 flat-fee commission upon closing.

The First Meeting

We meet at your house to look at condition and upgrades then make recommendations for any repairs or updates that will help to sell your house.   We will review recent sales in your area and give you our recommendation on the market value of your house.  We then review the listing documents and provide advice on staging your house for pictures and showings.

The Listing Meeting

This is when we complete and sign all the listing documents and shoot hi-quality pictures of your house. We will review the selling process and answer any questions you have about showing and selling your house.   At this time we put a For Sale sign in your front yard and a secure keybox on your door.

Putting Your House On MLS

After the pictures are processed we upload all the vital information about your house to MLS.  We upload the description, information, pictures and showing instructions so agents representing buyers can provide in-depth information to their clients.

Advertise Your House

We advertise your house by propogating the listing to over 300 websites including Realtor.com Zillow, and Trulia.  We provide social media advertising, we hold an Open House, if desired, and provide feedback to you from the buyer's agents who show your house.

Selling Your House

When offers are made we negotiate to get you the most money for your house.  After your house is under contract we negotiate the repair requests, manage the appraisal process and track the progress of the buyer's financing.

Closing The Sale

As the closing date nears we schedule a time with the title company to sign all the closing documents, we review all the closing documents with you and on the day of your closing we meet you at the title company to make sure your closing goes smoothly.

As home prices continue to rise so do the costs of selling a house.  While every house is unique, the process to sell a house is the same for all.  Selling a home is about finding that one buyer who falls in love with a house so much that they are willing to spend their hard earned money to make that house their own.

I started Zero Dollar Listings in June, 2017 and in that time have helped many homeowners save thousands of dollars.  The process to sell a house is straight forward and doesn't change, so why should the owner of a $300,000 house pay 50% more in commissions than the owner of a $200,000 house?  The Realtor commission model is broken and we're not going to play by the old rules anymore.  Our goal is to save our clients as much money as possible when selling their house.  This is why we charge a $0 commission to sell your house.

You shouldn't have to choose between paying a 6% commission for full service representation or using a discount "flat-fee" company offering mediocre limited service.  With Zero Dollar Listings you can have great service from listing to closing, for less than those "flat-fee" companies.

Tips To Sell Your House

Our tips to sell your house fast and for top-dollar

  1. Fix anything that's broken - many homeowners will defer maintenance on their home because of time and cost. Fix the things you know need to be fixed or replaced.
  2. Update kitchens and bathrooms - these are the two areas of the house that buyers will pay top dollar for fresh and new.
  3. Paint - a fresh coat of paint on the inside and outside will give the appearance of a well maintained house.
  4. Improve curb appeal - buyers start forming an opinion of your house when they first drive up. Fresh, clean landscaping with flowers and new mulch will give buyers a positive feeling about your house.
  5. Have the HVAC serviced - if you haven't had your HVAC serviced in the past year have an HVAC technician service the units and provide a clean bill of health for the HVAC systems.
  6. Replace worn carpet - probably the #1 complaint of buyers is the condition of carpet and flooring. No buyer wants to pay top dollar for a house knowing they have to replace carpet before moving in.
  7. Have the roof inspected - Texas is known for hailstorms. If your roof is more than 5 years old have a roofing company inspect it for hail damage. If you don't, be prepared for buyers to do it.
  8. Clean ad Dust - buyers want to know that the house has been well taken care of. Nothing puts off buyers more than a dirty house.
  9. De-Clutter - cluttered houses feel small while de-cluttered houses feel bigger. Remove extra furniture and items that are stored in the open. Clean out closets to make them feel bigger.
  10. Pre-Listing Inspection - have your house inspected by a professional inspector and fix the items found to be deficient. Inspectors are trained to look for problems. An inspection report and list of items repaired will show buyers they are purchasing a well maintained house.
  11. Price Accordingly - buyers today have access to a lot of information that lets them know the market value of a house. If a house is overpriced it just sits on the market.
